Do I need planning permission?

Planning & building regulations are a bit of a minefield so you’re always best to check, but here are some basics to know, although other rules may apply too:

  • All of our Garden Rooms apart from the Graduate are 2.5m in height
  • Under 15m2, your Garden Room can be built to the boundary (except the Graduate)
  • Over 15m2 you ideally need to be 1m away from a boundary
  • Over 30m2 (internally) you may need Building Regulations
  • Planning may be needed if you live in a Listed Building or curtilage of one, AONB, conservation, National Park or adjacent to any of these

In 98% of cases planning permission is not required however if you are unsure a quick phone call to your local authority is all it takes to be certain.

How long will it take to build?

Our team are usually on site between 5-10 working days dependant on the garden room size, weather conditions and garden room design.

If you have a smaller build with no plumbing you can move in by the 5th day! Anything bigger with plumbing in, you'll be able to move in by day 10!

How long is my garden room guaranteed for?

A copy of our full terms and conditions can be found on our website or requested by telephone or email.

Can I have a log burner installed?

Yes you can. We’d be happy to arrange a HEATAS registered engineer to come and fit one for you and we can ensure the structure and roof are ready for them to install.

How secure are the doors and windows?

Our Smarts UK Manufactured windows and doors are double glazed to BS7412 specification and feature tough Pilkington K double-glazing which is both safe and thermally efficient. All our window and doors are fitted with high security (insurance grade) multi point locks and bolts with 5- lever point locking system.

Where do you deliver to?

We install all across UK mainland. Delivery is free within 100 miles of our workshop in Shropshire (TF10 7DW). If you are outside this area a small surcharge will be charged.

What are the U – Values of your buildings?

All our Garden Buildings are highly effective against heat loss. The thermal performance of a building is measured with a U- Value, with the lower the U – Value the better the material is as a heat insulator and the lower your heating costs will be. Our buildings have the following U-Values: Glazing on windows and doors: U- Value 1.2 A Rated Walls: 0.32 Floor: 0.21 Roof: 0.17

Do you have a show room?

We do not have a showroom as such but we’d be happy to show you around our workshop, in Newport, Shropshire by appointment, where we will have a few Garden Buildings in the mist of being built. Our office is located here and is a Garden Room in itself. Should you wish we can also look into setting an appointment to view a recently built Garden Building closer to you and talk with one of our previous clients to hear their views first hand.

Do you offer a finance option?

We don’t currently offer a finance option. Our payment schedule is however split into 4 payments. A 30% deposit to is needed to confirm your order and installation date. A further 30% payment is required upon foundations being completed usually on day one of installation. A 35% payment upon plastering completion- this can be completed between days 3 and 12 depending on your building design and size. The final 5% payment is then due upon completion. Payment can be made by bank transfer or cheque.

What is the height of your rooms?

As standard they are 2.5m externally to conform with permitted development and 2.3m internally. Our Graduate building however is 3m externally and 2.7m internally making it an ideal design for Gym equipment.

What about internet, TV and telephone connectivity?

Not a problem, the cables can be easily installed to the garden room with face plate finish ready to be connected to the main house router by a telecoms engineer.
